ABOUT THE ROLE
We are seeking a skilled Maintenance Technician to perform general maintenance and repairs for residential properties throughout the Louisville area. In this role, you will diagnose and resolve maintenance issues, complete resident work orders, and prepare vacant units for move-in. You will play a vital role in maintaining the safety, functionality, and overall appearance of our property communities.

WHAT YOU'LL DO
• Diagnose and complete routine and preventive maintenance tasks, including basic plumbing, electrical, HVAC, appliance, drywall, painting, and carpentry repairs.
• Complete resident work orders accurately and efficiently while maintaining professional and respectful communication with residents.
• Perform unit turn and make-ready tasks to prepare vacant apartments for new residents, including painting, drywall repair, and fixture replacements.
• Assist with grounds maintenance, property cleanliness, and tool inventory organization to ensure a safe environment.
• Participate in a rotating on-call schedule for after-hours, weekend, and holiday emergency maintenance requests.
• Identify and report major property hazards or repairs requiring specialized contractor support to management.

WHAT WE'RE LOOKING FOR
• 2+ years of experience in residential, apartment, or facilities building maintenance.
• Proven experience completing unit turns and residential work orders.
• Working knowledge of HVAC, drywall repair, painting, and general carpentry.
• Valid driver's license and reliable transportation to travel between assigned properties.
• Ability to lift up to 50 lbs independently and stand or walk for extended periods.
• Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
• Ability to use mobile devices and property management software for work orders and communication.
• Effective conversational English skills to communicate with residents and team members.
• Ability to participate in a rotating on-call schedule for evenings, weekends, and holidays.
• Authorization to work in the United States and ability to pass a pre-employment background check and drug screen.

NICE TO HAVE
• High school diploma or equivalent.
• Working knowledge of plumbing, electrical, appliance repair, or flooring systems.
• HVAC, EPA, plumbing, electrical, or other relevant trade certifications.

• Full-time schedule: Day shift with a rotating on-call schedule including evenings, weekends, and holidays.
