ABOUT THE ROLE
We are looking for an experienced Maintenance Supervisor to lead property maintenance operations across assigned residential properties in Louisville. In this hands-on leadership role, you will oversee daily work orders, coordinate unit turns, mentor Maintenance Technicians, and ensure preventive maintenance standards are met. You will also directly handle complex repairs and evaluate contractor needs to keep our communities operating safely and efficiently.

WHAT YOU'LL DO
• Provide daily leadership, direction, and technical coaching to Maintenance Technicians and apprentices.
• Prioritize and assign work orders, unit turns, and preventive maintenance tasks based on urgency, resident needs, and property priorities.
• Perform hands-on maintenance daily, focusing on complex HVAC, plumbing, electrical, appliance, drywall, and carpentry repairs.
• Inspect move-out units with Property Managers to define turn scopes, manage timelines, and ensure high-quality finishes prior to move-in.
• Evaluate repair needs onsite before engaging external vendors, and coordinate contractor scope, access, and work quality when outside services are required.
• Maintain practical preventive maintenance schedules, perform regular property inspections, and identify potential safety or deferred maintenance concerns.
• Participate in rotating on-call coverage to respond promptly to emergency maintenance needs.

WHAT WE'RE LOOKING FOR
• At least 5 years of experience in multifamily, residential, facilities, or building maintenance.
• Previous experience as a Maintenance Supervisor, Lead Maintenance Technician, or in a role involving employee training and direction.
• Proven hands-on experience completing apartment work orders, unit turns, preventive maintenance, and emergency repairs.
• Strong HVAC troubleshooting and repair capabilities.
• High school diploma or equivalent.
• Valid driver's license and reliable transportation for travel between assigned properties.
• Ability to participate in rotating on-call coverage for maintenance emergencies.
• Physical ability to lift up to 50 lbs, stand and walk for extended periods, and perform repetitive bending, climbing, stooping, reaching, and lifting.
• Strong verbal and written English communication skills.
• Authorization to work in the United States and ability to pass a pre-employment background check.

NICE TO HAVE
• EPA 608 certification for refrigerant handling.
• Relevant technical training or certifications in HVAC, plumbing, electrical, or building maintenance.
• Experience coordinating contractors and evaluating third-party repair quotes.
• Experience using property management or maintenance tracking software.
